The drive-by tour of the projected Ritz-Carlton was
submitted by Five Star Development in response to a request by the Town Council
for a 3-D virtual reality presentation.
The drive-by route begins at

Mountainous background is nowhere to be seen.

Short
sections of view fence are seen between the much longer sections of solid wall.
·
Background to the north has been omitted; it is not possible to see
how much of the mountains will be obscured by the buildings.
There are no two story buildings in the rendering.

resort signs at the entrance are shown but not the new proposed traffic signal.

does nothing but show you the nice landscaping next to the street. You
have no idea as to the massing of any of the structures. You have no idea
if the development has provided any view corridors. Someone wasted their
money on this video.
Also, why isn’t
there an entry off Mockingbird? Has a traffic impact analysis been done
for the development? The main commercial access should be off
OK
I viewed the drive by video. They are showing a lot of planting to hide
the architecture.
If it is
built with all this planting, it may be OK.
The
treatment of the corner at Mockingbird/Lincoln, with the "light triangle" with
fountains and stuff is superior to the nightmare on Tatum/Lincoln.
The
entries are nicely set back.
But
truly, the driveby is only one aspect. Can they be asked to morph this into an
aerial that we can zoom into?

Thanks for the link to the Ritz-Carlton drive-by video. It's very
unsatisfactory. Apart from the huge omissions you've noted, the video is a
tunnel-vision driver's view of the road and not the property; the makers seem to
have put all their effort into depicting roadside landscaping.
Frankly,
I'm insulted by this video. What would you suggest? Should I express my
annoyance to the PV Town Council? Individually? In your opinion, what's the more
effective communication; email or a letter? Thanks. Keep up
the effort.

This is appalling.
Some town council members seem to have indicated we are trapped by Prop 207 and
as a community would suffer if we blocked what Five Star wants to do. Is
this true? It would appear that the resort aspect is a minor part of the
project, to sweep in high density. Is there no way to block this, or could
we be taken, as we were with Montelucia? Sorry I'm going to be out of the
country for a month, but I doubt there's anything I could do if I were in the

In other words, the same old (B.S) baloney they used at
Lincoln & Tatum. No information about the effect of hundreds of
homes on tiny lots, traffic, spoiled open space views. Another portion of
When we go past the condos at Tatum and Lincoln, I have
learned to look the other way but then I can see the tears in Goldwater's eyes.

That
drive-by video is virtually useless. About all it shows is a good view of
the street (roadway). Ron

agree. It does appear that they (conveniently) left out the duplexes, the
main hotel and other high density areas. Also, there isn't much in the
video to show how views of mountains are blocked. It would be nice to see
a couple of stills of aerial views of the whole property with the backgrounds
included.

bound traffic at Mockingbird and
In the
A.M., without a right turn lane, the congestion and delays are terrible.
Either the whole of Mockingbird should be moved to the East and a slight curve
incorporated for the straight ahead traffic OR a right turn lane should be made
available by using the public/private (?) land which is on the NW corner.
To go ahead with plans and admit that the traffic has not been considered
(as we have been told) is ludicrous. Thanks.
